When it keeps tripping
A breaker that won't stay up is trying to tell you something.
One trip is bad luck. One that goes again the second you reset it is doing its job — and flipping it back over and over is the one thing not to do.
Unplug that circuit, then reset once
If it holds, plug things back one at a time. Nine times in ten it's a single faulty appliance, not the wiring.
Still tripping with nothing plugged in?
Then it's the wiring or the unit itself — that wants someone qualified with a tester, not guesswork.
Burning smell, scorch marks, warm sockets
Turn it off at the main switch and ring. That one doesn't wait for the weekend.
Never tape a breaker shut or fit a bigger fuse to stop it tripping. The tripping is the part that's protecting you.

What a job costs follows how far the cable travels and what it travels through. Lifting a bedroom floor is quick; chasing a solid wall and making it good again is not. Ring with the room and what you want in it, and you'll have a figure before anything's booked.

Testing & certificates
The paperwork landlords actually need.
Let a property in England and the wiring has to be inspected at least every five years. Buying or selling is the other time it comes up.
EICR
An Electrical Installation Condition Report tests every circuit and grades what it finds. The tenant is entitled to a copy within 28 days.
Remedial work
If something fails you'll be told what it is, what it'll cost, and how urgent it genuinely is.
Minor works certificates
Issued for individual jobs, so there's a paper trail for whoever comes next.
PAT testing
Portable appliance testing for offices, shops and rented properties.
A report full of red codes isn't automatically a disaster. C1 means danger now, C2 means danger soon, C3 is only an improvement worth making. Ask which is which before you agree to anything.
