Cold house, or water where it shouldn't be?

Nobody should need the right word for a broken thing at seven in the morning. Pick what you can see and you get two short lists: what to do now, and what he'll want to know.

What's it doing?

Eight of the things people ring about. Half you can sort in five minutes. The rest saves a wasted visit, because he arrives knowing what he is coming to.

Pick the closest thing

If you can smell gas, choose that one first. The answer there is not a plumber.

No hot water

Has the boiler stopped altogether, or only the hot water side?

In the next five minutes

  • Turn a radiator valve up. Does the heating fire?
  • Write down any code on the boiler front.

What he'll want to know

  • Pressure gauge near 1 bar, or near zero?
  • Does the gas hob light? If not, it may be the supply.

Ring 07123 456789 and read it off the boiler.

No heating

Usually one of three: no call for heat, low pressure, or a fault.

In the next five minutes

  • Push the thermostat well above room temperature and listen.
  • Below 1 bar, most boilers refuse to run.

What he'll want to know

  • Is the hot water still fine?
  • Are all the radiators cold, or only some?

Children or somebody elderly in a cold house? Say so when you ring.

A leak

Stop the water first and work out the cause second.

In the next five minutes

  • Water off at the internal stop tap, usually under the kitchen sink.
  • Near a light fitting or socket? Kill that circuit.

What he'll want to know

  • Did the stop tap stop it? If not, it is the heating or a tank.
  • Clean, hot, or black? Black water is out of the radiators.

Cannot stop it? Ring 07123 456789 rather than typing.

A radiator cold at the top

Cold at the top is air. Cold at the bottom is sludge, and that is a different job.

In the next five minutes

  • Bleed key and an old towel. Open the top valve a quarter turn.
  • Close it as water appears, then check the boiler pressure.

What he'll want to know

  • One radiator, or several?
  • Cold at the bottom instead? Leave it and ring.

No bleed key? Any hardware shop in the valley has one.

A dripping tap

A small job, but the answer on the phone decides which cartridge goes in the van.

In the next five minutes

  • Isolating valve under the sink? A quarter turn shuts that tap off.
  • Put the plug in so the drip does not mark the enamel.

What he'll want to know

  • From the spout, or weeping from the base?
  • Single mixer, or separate hot and cold taps?

A photograph of the tap answers all of that.

A blocked sink

One sink, or everything on that side of the house? That is most of the diagnosis.

In the next five minutes

  • Stop pouring chemicals down. They rarely shift a blockage.
  • Cloth over the overflow, then plunge with long, steady pushes.

What he'll want to know

  • Does the bath drain? If several are slow, it is past the trap.
  • Any appliance emptying into the same waste?

Be honest about the drain cleaner. He would rather know.

A boiler making a noise

The sound narrows the cause down, so listen properly first.

In the next five minutes

  • Put a word to it: bang, kettle rumble, whistle, click.
  • Smell burning? Switch it off at the spur.

What he'll want to know

  • When was it last serviced? Kettling is usually scale.
  • Roughly how old is the boiler?

Record it. Ten seconds of the sound beats describing it.

A smell of gas — do not ring a plumber first

Not a plumbing job. Get out of the house and ring the national emergency number. Day or night, free.

0800 111 999 National Gas Emergency Service. Answered around the clock. Ring from outside.

Do this now

  • Open doors and windows on your way past.
  • Turn the gas off at the meter. A quarter turn puts the handle across the pipe.
  • Get everybody out of the house.

Do not do this

  • Do not touch light switches, on or off.
  • Do not use doorbells, plugs or appliances.
  • Do not smoke or strike a match.
  • Do not use your phone indoors. Ring from outside.

The emergency engineer makes it safe, which is not the same as repairing it. That is when you ring Garwood, with whatever was written on the warning notice.

Carbon monoxide is a different warning. Headaches that ease when you leave the house, or a yellow boiler flame. Same number, same urgency.

What he does

Domestic plumbing at one end, heating at the other, and the small jobs bigger firms won't turn out for.

Boilers and central heating

Most of the work is heating: servicing what is there, repairing it when it stops, replacing it when repairing stops adding up.

A new system is pipework, radiators, controls and a boiler sized for the house.
